New Trier Partners Revises Its Plans
Citizens for a Better Winnetka is in possession of a letter dated September 11, 2008 from Robert Goldstein of New Trier Partners regarding the Fell Redevelopment Project. In the letter, Mr. Goldstein indicates that New Trier Partners have decided to make additional revisions to their plans “based on some of the constructive feedback” they received and in anticipation of their next meeting with the Plan Commission on September 24th. Mr. Goldstein summarizes “the most recent revised drawings” as follows:
Lincoln Avenue Elevation
The building line of the new Development is held 10' back along Conney's and Phototronic's side and rear to provide relief around these existing buildings and creates a pedestrian walkway with storefronts from Lincoln Avenue to Elm Street.
Elm Street Elevation
The turret was removed.
South Elevation
The Building was moved back from a 0 lot line condition to 15'-0 off the rear lot line. Code only requires 10'-0. We added a wraparound of Tudor architecture with architectural elements creating a third facade of the building facing the 711 Oak Building.
East Elevation
Moved 2nd, 3rd and 4th floor face of building wall back 10 feet from property line and added windows and extended Tudor style.
Roundabout
The roundabout and residential entry is now moved off Lincoln to the South side of the Building which is all on our property and takes drop off congestion off of Lincoln Avenue.
Parking
The Village gains 3 new spots beyond what it currently has on Elm with no spots eliminated on Lincoln Avenue.
At the time of this web posting, it is not known whether these revisions have been filed with the Village, nor what exceptions other than height are now being requested.
